Stairs
Please note that the Catskill River Cottage features a second-floor bedroom accessible only by a steep boat staircase. The stairwell is 26 inches wide and well-lit, but it requires guests to be able-bodied and comfortable navigating narrow, steep steps.

If you require frequent access to the bathroom at night or have mobility concerns, this setup may not be suitable for you. Please consider this before booking to ensure a safe and comfortable stay.

No more than two (2) guests are allowed during the day and night at the property. If additional guests arrive, your reservation could be terminated and you’ll be asked to leave our property and you’ll lose any rental amount already paid. Alternatively, additional fees may be billed to the guests.

Parties of any kind are not allowed. Renters must be at least 23 years old to book, and adults cannot rent on behalf of guests under the age of 23. By renting The Creekside Cottage by The Modern Victorian LLC, you assume all risks when entering the property and the Catskill River. Swimming is AT YOUR OWN RISK and you’re liable for any injuries to yourself and your party. The rocks in the river are slippery. Falls and injuries happen. When it rains, the river rises and the currents become very strong. Use common sense when swimming.

In the event that damage to the property or its content is not covered by our insurance or it exceeds any security deposit collected, the cost to repair or replace will be billed to the guest.

Keep all deer gates closed at all times (open and close as you use them, do not leave open). If deer damage occurs during your stay, the cost to replace/restore plants will be billed to the guest.

Our property is nestled within the serene embrace of a natural forest, offering guests an authentic experience of being one with nature. It is inherent to this natural setting that wildlife and various insects are present as part of the ecosystem. While we maintain routine pest control measures on both the exterior and interior of the property, we cannot guarantee the complete absence of wildlife or pests.
Guests may encounter various forms of insects and wildlife, both living and deceased, including but not limited to spiders, flies, ants, wasps, and other regional fauna such as deer, bears and rodents. The presence of these creatures is a normal part of life in a forested area and should not be interpreted as a sign of neglect or lack of cleanliness in the home. Please be advised that encountering wildlife or insects does not constitute grounds for a refund. We appreciate you understanding and encourage you to embrace the natural beauty and biodiversity that our location offers.

Guests who have received approval to bring dogs must ensure that their pets are supervised at all times during their stay. It is the responsibility of the dog owner to ensure that their pet is well-trained and capable of adapting to new environments. Our property’s close proximity to nature and and domestic chicken, requires that your dog’s behavior and safety are managed diligently by you, the owner. Our chicken may at times be free ranging. Dogs MUST be leashed when this is the case to prevent them from accidentally chasing and inflicting stress and/or death to our birds. We expressly disclaim any responsibility for the behavior and safety of your dog. We kindly ask that you also pick up after your dog on all of our 4 acres. As part of our commitment to maintaining the integrity of our accommodations, dogs are strictly prohibited from being on the furniture at any time. To ensure your dog’s comfort, we kindly request that all guests approved for dogs bring their bedding and crates for safety and sleeping purposes.

Forno Bravo pizza and baking oven:
When using the Forno Bravo wood fired pizza oven, please adhere to the rules in the house manual. We also place the rules in the oven – you can’t miss them. Never pick sticks or pine cones etc from the ground and put in the oven. Only use the designated hardwood we provide. Failure to adhere to the oven rules may damage the oven, and we may forward you extra charges. We recycle/compost the ashes to be reused in the garden. Dispose the COLD ashes in the designated fire safe bin below the oven.

EV Charging
We do not provide this service at the property. Please use local charging stations in Catskills or Hudson (Tesla has a station at the Wick Hotel). If you charge your EV vehicle at our house, we will forward you extra charges that may be less favorable than if you use a charging station.
